Robert,

SBP Financial Groups F rating is due to their nature of business as providing advance fee loan modifications. Be advised recent law became effective October 11, 2009, prohibiting collection of an advance fee by both licensed real estate brokers and licensed attorneys whose principal business is negotiating loans secured by real property. (Lawyers for whom negotiating such loans is incidental to the practice of law are not subject to this prohibition.) The prohibition also applies to taking any wage assignment, collateral or other security to secure payment. No power of attorney may be taken for any reason. This newest law also redefines "advance fee"to include a fee of any kind.

Have you tried calling a HUD-approved nonprofit housing counselor? You can speak with a certified counselor by calling 888-995-4673. They can evaluate your housing options, open lines of communication with mortgage lenders, negotiate a loan modification, and help you with household budgeting, all at no cost.

The California Attorney General's press release on "forensic loan audits" is posted here on TrustLink under New Scams.

SBP is owned by Brian Pacios. He also owns National Relief Group. His staff lied to us over and over for 7 months, scamming us out of $3000 up front for a loan modification. We are in the process of filing a class action lawsuit against them. They are rated "F" because they are a rip off company. Numerous people have come forward with similar situations about SBP/NRG and their partnership with USLMP as well.
We learned the hard way. It is always best to work directly with your mortgage company than allow one of these scam company's to destroy any chance you have at a modification. When I asked for a refund, Brian Pacios told me that I would be laughed out of court because he "always wins in court" he stated that he has several attorneys who work for him. In order to apply for a refund of your money you must file in small claims court in California and be able to travel there for the hearing. Brian Pacios uses it to his advantage. As most people do not have the money to travel to California to attend a court hearing. PLEASE PLEASE BEWARE. For more information about this company you can contact the BBB directly and Dept. of Corporations, Attorney General, Dept of Finance, Mayor of Irvine California, Detective division as well as the Gov. of California to name just a few.
